Spacious (1100 s f/102 sq m) 1 BD with Sea view, Rimal, JBR.
All windows have fantastic sea view an the view of Dubai Eye.
Double bed in the bedroom and a sofa-bed in the living room. Great furnishing. Perfect for 4 (bedlinen for a sofa-bed should be requested and paid in advance 45USD a one-time charge).
Rimal is located just in front of The Beach JBR- it is a central complex of JBR.
The space
It is a very lovely, big and stylish (and most important-new) apartment which consists of big living room with dining area, semi-opened plan kitchen, master bedroom with the attached bathroom, guest toilet and nice balcony with outdoor furniture facing a beautiful sea view.
For those who love comfort this apartment will be perfect. Not only the great location just in front of The JBR Beach main entrance, but also the furnishing with the attention to details.
It is one of the best options from short-term apartment.
It would be great for couples and families with kids- as the sofa in the living room is easily convertible to a sofa-bed. Kitchen has all amenities(electronics and dishes, cutlery, crockery), so you can enjoy cooking. There are many 5 star hotels around, I can recommend to see the brunch deals on groupon where you can buy a dinner/lunch/brunch with a 50 percent discount and still enjoy a 5 star cuisine.
Guest access
Guests will be given access card which is for:
-Building access
-GYM access
- access to 5 pools within Rimal complex ( Rimal 1-6). You can access any of them and catch a sun during a day
-Parking remote control if nessesary
Other things to note
Please note that this is a private apartment registered for a short leases. Airbnb is a great platform which connects people, but at the end all communication happens between us and guests. We do not accept the disrespect to the properties or company staff, to the house rules and community rules.


HOUSE RULES

*Tax Vat 5% (from 1.01.18) and Tourism dirham fee (AED 10 per night) is not included in the price and should be paid as extra charges through Airbnb after the reservation is placed as per UAE Law and DTCM regulations.We will send you payment request for 5% of the total pure rental amount + 10 AED multiplied by the number of nights booked). VAT is a consumption tax that customers are obligated to pay and we will be only acting as a collection Agent on behalf of the taxation authority. Security refundable deposit is 200 AED(500USD)- to be paid during the check in and will be refunded during the check out.

1) From 7 pm to 8 am all only Self check-ins are available. We will support you by whatss app/phone after your arrival and provide full instructions. In case of Self check-in, we will pass by the next day to collect Tourism Dirham fee. 2) Passport copies of all guests should be emailed us after the reservation is confirmed according to the UAE LAW. They will be downloaded to DTCM system and will be provided to the building security along with the registration form in advance to ensure your access to the building. They will not be shared with anyone else. 3) The apartment is Strictly Non-smoking. Breaching of this rule will result in 500$ fine. Smoking is allowed at the balcony only. 4) In case of keys,cards or remote control loss, guest will be charged: 27 USD for a key replacement, 137 USD for access card/remote control replacement. Price includes pure cost of the replacement item plus time spend of the company staff for issuing the items. 5) Pets are not allowed. Bringing the Pet on the check in will result in reservation cancellation with no reimbursement. 6) Any damage of the items will request the deposit charge according to the bill from the maintenance company. We do not pre-authorize your deposit and make charges only if the damage is done. 7) Cleaning/towel change in not included in the price and available as additional service only. Price should be confirmed in advance, cleaning should be scheduled/requested at least 36 hours in advance. We provide cleaning(and bring towels) only before the check in, to ensure that guests are coming to fresh apartment.
- 8) Check in and check out time should be confirmed with the host after the booking is made. Guest is responsible to provide correct arrival details and ensure that info is received by the host. This is important for the fast and smooth check in process. Please remember, that it is a private apartment registered as a holiday home, and we should be able to make necessary arrangements. Guest should stay in touch after arrival by phone/sms/whatss app. 9) As per community rules and the UAE Law, loud music/noise is not allowed after 22-23:00. If you haer any noise from the neighbors, you should report it to the security. Security then should solve it by themselves or calling the Police, your should only inform them and insist on actions. If you have emergency situation during a late evening/night time (for example water flood), you are also responsible to report it to the reception and ask them to call maintenance. 10) The following extras are not included in the price and should be requested and paid at least 24 hours before the arrival: - extra bed linen set 45 USD; -baby cot (up to 6 months and up to 2 years) 90USD; - early check in/late check out(if available). 11) In case of lost keys and emergency request to come, additional charge of USD 70(from 9 am to 6 pm) or USD 137 (any other time) will be charged from the guest for our representative to come+ key replacement cost. 12) There will be complimentary 1 set of hand soaps, shower gel,shampoo and 1 roll of toilet paper in each bathroom for your use. We also provide you with start up washing liquid, laundry detergent and first set of garbage bags for 1-2 times use. This apartment is classified as self-catered private apartment registered as a holiday home, so please remember that while some start-up items are supplied before the check in, you will need to replenish them with your shopping.
